Property Evaluator - Real Estate Investment Calculator at Mac App Store analyse

Property Evaluator is an absolute must for any real estate investor OR potential investor, by prudently entering data you receive a thorough analysis of your potential investment. The ability to add YOUR OWN "customized " expenses, revenues, and even detailed repair/renovation expenses, makes this a very special program that can be applied to every unique situation. I use it in Canada and it has Canadian specific input and calculations, something you seldom find in a US based program. Of course for you US customers it covers all of your bases and more!! The ability to manipulate the input data allows you to analyse any number of "what if" combinations. Once you are satisfied with your input data; Property Evaluator generates an output that is detailed, easy to read and interpret. The resulting analysis is a VERY OBJECTIVE "document" that clearly identifies the viability OF YOUR POTENTIAL INVESTMENT. In my opinion Property Evaluator is a must have for any real estate investor, even if you are experienced and have your own spread sheets (like I had) there is no substitue for Property Evaluator, it is simply the best real estate property evaluation tool I have even seen. Great App. There should be a discount to be able to install on IPAD,IPHONE, MAC Book for the same price, and be able to sync accross all of them. There should be the ability to add at least a dozen picutres, perhaps 4-6 per page. Add logo and so on.

Worth the $50 I can now analyze worth of reno vs not and do comparisons on all potential properties. Has net cash flow per property, which is the most important number when doing your analysis. But also needs net profit under the net performance category. Ie. Operating Profit Less Interest Payments = Net Profit (amount that you would pay income tax on at end of year). Nice job, great app for prelim due diligence. I recommend that novices pay special attention to the net cash flow.

I spent over $10,000 tryingto develop proprietary software to analyze multi-family property and this thing does more, and with ore accuracy, than when I ended up with. I use the REIA spreadsheets if I want to get really detailed, but I always use this software fot my first blush analysis. It is accurate and spits out an excelletn, professional presentation. i have the ipad version and the iphone one as well. When I’m walking though a building I’m thinking of buying I just start plugging in the numbers.

This is a well-written and good looking app. It is simple to use and provides all the standard real estate metrics in a handsome PDF report. This app is a hundred times more convenient to use than than my old messy spreadsheet!
